You'll often hear 'water mitigation' and 'water restoration' used interchangeably, but they describe two distinct phases of the recovery process. Understanding the difference helps you know what to expect — and how your insurance claim will be structured.
What Is Water Mitigation?
Mitigation is the emergency response phase. Its purpose is to stop the damage from getting worse. This includes water extraction, placement of drying equipment, removal of saturated materials that can't be dried in place — carpet pad, some drywall, wet insulation — and temporary protection of the structure.
Mitigation happens immediately — ideally within the first few hours of a water event. The faster mitigation begins, the less total damage occurs and the lower the overall cost of recovery.
What Is Water Restoration?
Restoration is the rebuilding phase. After the structure is fully dry and cleaned, restoration involves replacing or repairing what was removed or damaged: drywall, flooring, trim, cabinetry, painting, and structural repairs.
Restoration may begin a few days after mitigation completes, or weeks later depending on the extent of damage and insurance approvals. It's the phase that returns your property to pre-loss condition.
The Timeline of a Typical Water Damage Job
- •Hours 1–4: Assessment, water extraction, and removal of materials that can't be dried in place
- •Days 1–3: Structural drying equipment placed and running, monitoring begins
- •Days 3–7: Daily moisture readings, equipment adjusted, drying progress confirmed
- •End of drying: Equipment removed, final moisture readings documented
- •Week 2 and beyond: Restoration begins — repair and replacement of affected materials
Why Insurance Handles Them Separately
Most insurance carriers divide the claim into a mitigation portion and a restoration portion, and sometimes request separate estimates for each phase. Knowing this helps explain why you may receive two separate work authorizations or approval letters during the process.
ℹOne Company, Both Phases
We handle both mitigation and restoration under one contract, with one project manager. There's no gap between the team that dries and the team that rebuilds — which means faster completion and a single point of contact throughout.
